The years pass, the family grows, the children get older and need more space for theirselves... are all reasons why you may want to add an extra bedroom to an apartment.
No need for an extension of the house, which is not always possible, but often you can simply redistribute and make a better use of the space you have available.
Many buildings of the sixties and seventies, in fact, are composed of apartments of quite large size, but in which the spaces are not distributed in the best way, which is why today they are often the subject of total renovation.
This is the case of the object of the apartment project that I describe in this article, that consists of an entrance hall, small but livable, a spacious living and sleeping area with two bedrooms and two bathrooms, one of which is directly connected with the master bedroom.
The need of the owner family was to have one more bedroom, so to have one for each child. The floor area of approximately 90 square meters, was sufficient to allow the creation of a second bedroom, while remaining within the parameters laid down by national legislation and local regulations on hygiene, which require a minimum of 9 square meters for a room intended for one person.
However, in a time of crisis like the one we live in, every family has to deal with their own budget, for which the contractors have proposed two hypotheses planning, calculating for each of them an estimate of the maximum of the costs to be incurred for work to be performed.
The calculation was carried out with our free software calculate the restructuring costs, taking account of the municipality in which you will have to carry out the intervention of square meters covered by the work of the floor where the apartment is located, the degree of finish , that will be of average quality, and then selecting from time to time the work to accomplish. The program allows to obtain values with a confidence level of 93%.
Do not forget that this type of intervention is part of the maintenance, so the construction work can be subsidized by the income tax deduction of 50% of expenditure, so there is a chance for the family in more savings.
The first hypothesis proposed project to contractors take account of their demand to reduce to a bare minimum work required and therefore the amount of money to invest.
The project aims to transform the current kitchen into a bedroom, while the living room is large enough to accommodate both a comfortable living space and a kitchen.
The work would be so very minimal and mainly related to the movement of the water system in the kitchen, while you will not even need to replace the floors.
The bedroom is furnished with a bed placed in existing niche, while wardrobe and desk are on the opposite wall, with the latter at the door window.
With our free software for calculating the costs of restructuring, we estimated that the cost to implement such intervention is around 13,000 Euros plus VAT.
This solution, however, has the disadvantage that the bedroom is located at the entrance of the house and away from the rest of the sleeping area and bathrooms, and is therefore an environment of passage and with little privacy. This has also been proposed for the latter.
The second project hypothesis implies a minimum of masonry work, highlighted in the plan with an indication of the yellow and red (representing respectively the demolitions and reconstructions).
In fact, the project involves the demolition of the existing kitchen and its displacement to the opposite side.
In this way the house would still have a large living room entrance.
Next to the kitchen is restored the second bedroom, which can be accessed from a single common hallway to the sleeping area.
In this space, the distribution between the rooms is also possible to derive a useful niche where you can enter a handy closet that can serve as a storage room.
The bedroom is furnished with a bed and a desk under the window, to position the cabinet must be carried out a special niche, equipped with shelves in the front, next to the pillar, and in front of the entrance.
In this case the cost of the work from our software is about 31,500 Euros plus VAT.
